Composite Rate Build Up – Doors

The Elemental Estimate layout and grouping of items will be used in this example. When building up composite rates for Approximate Quantities, you have to follow some basic principles. We are going to illustrate a composite rate build-up for Doors:

44mm Door 915x2032mm high semi-solid hardboard flush panel door with commercial veneer on both sides for painting, and 1.2mm Wispeco pressed steel double rebated door frames for one-brickwall, 5 Lever Mortice Lockset including keys (Union 5 Lever Strongbolt BS3621 Mortice Sash Lock 2200), Door Furniture (Stainless Steel US400LO 20mm Round Bar Handles), Neo undercoat and two coats High Gloss Enamel paint on door frames, Neo undercoat and two coats High Gloss Enamel paint on wooden doors, 110x75mm Prefabricated concrete lintels,  Regal wall mounted door stop, Solid 780 x 150mm Aluminium kicking plate screwed on door.

Step 1

First, you have to determine the Group unit of measurement. When you are measuring Doors in Approximate Quantities and Elemental Estimating method, the group unit of measurement is the number (No).

Step 2

The second step is listing all associated Bill items that can be linked to Doors by Number. We are linking these items to Door size 915x2032mm high. These are:

  • Hardwood flush panel door size 915×2032  – (No.) Rate – R350
  • Steel door frame – (No.) Rate – R400
  • 5 Lever Mortice Lockset – (No.) – R650
  • Door Furniture  US400LO Round Bar Handles – (No.) R250
  • Wall mounted door stop – (No.) R20
  • Aluminium kicking plate on door – (No.) R120

Step 3

The third step is listing all associated Bill items that can be linked to Door size 915x2032mm, even though they can’t be mapped by number:

  • Lintels – (m) Rate – R38.00
  • Painting on Door frame (1 coat primer and 2 overcoats)– (m2) Rate – R30
  • Painting on Door (1 coat primer and 2 overcoats) – (m2) Rate – R30.00

Step 4

Since your Group unit is the number (No.) you should convert the Bill item rates to Cost per Door.

Paint on steel door frame:
Door Perimeter: 0.915 + 2.032(2)=4.979m
Door Width = 230 + 30(2) = 290mm
4.979 x 0.290 = 1.44m2
1.44 x R30 = R43.20 43.20
Lintels on Door 915×2032:
915 + 2(150) = 1215mm = 1.215m    
2 No. 110x75mm lintels on 220mm one brickwall
1.215 x 2 = 2.43m
2.43 x R38 = R92.34 92.34
 
Composite Rate – DOORS 2043.65  

The composite rate for DOORS is R2043.65 per Door (915x2032mm).
